How to Pass MahaRERA COC Exam in First Attempt
The MahaRERA COC exam has a pass rate that's higher than most professional exams — you need just 40% (20 out of 50 questions). But many candidates still fail because they don't prepare strategically. Here are 10 proven tips from our experience training 5,000+ agents.
1. Don't Skip the Training
The 20-hour training isn't just a formality. Pay attention during classes — most exam questions are directly from training content. Take notes, especially on RERA Act sections and MahaRERA rules.
2. Focus on the Big 3 Chapters
Chapters 2 (RERA Act), 3 (MahaRERA Rules), and 4 (Agent Rights & Duties) make up roughly 60% of exam questions. If you master these three, you're almost guaranteed to pass.
3. Memorize Key Section Numbers
The exam loves testing specific section numbers. Memorize these: Section 3 (registration of projects), Section 9 (registration of agents), Section 10 (agent functions), Section 13 (advance payments), Section 18 (return of amount), and Section 19 (rights of allottees).
4. Practice Mock Tests in Exam Conditions
Don't just read — practice. Take timed mock tests with 50 questions in 60 minutes. This builds exam speed and reduces anxiety on exam day. Our mock test package has 372 questions in the exact TCS iON format.
5. Study in Marathi Too
Even if you're comfortable in English, review key terms in Marathi. Some exam questions use Marathi legal terminology, and knowing both languages gives you an edge. Our revision notes and mock tests are fully bilingual.
6. No Negative Marking — Attempt Everything
This is crucial. There's no negative marking in the MahaRERA exam. Never leave a question blank. Even a random guess gives you a 25% chance of getting it right.
7. Read Questions Carefully
Many mistakes happen because candidates misread questions. Watch out for words like "NOT", "EXCEPT", "WHICH OF THE FOLLOWING". The exam tests attention to detail.
8. Time Management
You have 60 minutes for 50 questions — that's about 72 seconds per question. Don't spend too long on any single question. Mark difficult ones and come back later if time permits.
9. Revise the Night Before
A quick revision of key points the night before helps. Focus on section numbers, timelines (30 days, 60 days, 5 years etc.), and definitions. Don't try to learn new topics the night before.
10. Stay Calm on Exam Day
The exam interface is straightforward. Read the instructions, check your internet connection (if online), and start answering. You've done 372 practice questions — the real 50 will feel easy.
