How to Register as a Real Estate Agent with MahaRERA

Every real estate agent operating in Maharashtra must register with MahaRERA (Maharashtra Real Estate Regulatory Authority). This guide covers the complete registration process from start to finish.

Step 1: Complete COC Training (20 Hours)

The first requirement is completing the mandatory 20-hour COC (Certificate of Competency) training from an empanelled training provider. EstateMakers Academy, in partnership with SIILC, offers both online and offline batches. View available batches.

Step 2: Pass the COC Exam

After training, you must pass the MahaRERA COC exam conducted by TCS iON. The exam has 50 MCQs, 60 minutes duration, and 40% passing marks. Prepare with our mock tests.

Step 3: Obtain COC Certificate

Once you pass the exam, MahaRERA issues your Certificate of Competency. This certificate is valid for 5 years and is mandatory for agent registration.

Step 4: Apply for Agent Registration on MahaRERA Portal

Visit the MahaRERA portal and apply for agent registration. You'll need:

  • COC certificate
  • Aadhaar card
  • PAN card
  • Address proof
  • Passport-size photographs
  • Educational qualification certificates
  • Registration fee (varies — check MahaRERA portal for current fees)

Step 5: Receive Your RERA Registration Number

After verification, MahaRERA issues your unique registration number (format: A52000XXXXX). This number must be displayed in all your property dealings, advertisements, and marketing materials.

Registration Validity and Renewal

Agent registration is valid for 5 years. Before expiry, you must:

  • Complete fresh 20-hour COC training
  • Pass the COC exam again
  • Apply for renewal on MahaRERA portal

Penalties for Operating Without Registration

Operating as a real estate agent without MahaRERA registration is illegal and can result in:

  • Fine up to ₹10,000 per day of violation
  • Imprisonment up to 1 year (for repeated violations)
  • Legal action by MahaRERA
