MahaRERA COC Certificate — Validity Period
Your MahaRERA COC (Certificate of Competency) is valid for 5 years from the date of issue. This means if you passed the exam in March 2026, your certificate expires in March 2031.
What Happens When Your COC Expires?
When your COC certificate expires:
- Your MahaRERA agent registration becomes invalid
- You cannot legally operate as a real estate agent
- Any ongoing transactions may face legal complications
- You must complete the renewal process before the expiry date
COC Renewal Process
To renew your COC certificate, you need to:
- Complete fresh 20-hour training — Yes, the full training is required again
- Pass the COC exam — You must pass the TCS iON exam again
- Apply for renewal — Submit renewal application on MahaRERA portal
When to Start Renewal
We recommend starting the renewal process 3-6 months before expiry. This gives you enough time to:
- Complete training (2-5 days depending on batch)
- Prepare and pass the exam (1-2 weeks)
- Process the renewal application (2-4 weeks)
Can I Use My Old Training for Renewal?
No. You must complete fresh 20-hour training for renewal. The real estate regulatory landscape changes over time, and the refresher training ensures agents stay updated with the latest rules, amendments, and best practices.
Is the Renewal Exam Different?
The renewal exam follows the same pattern as the initial COC exam — 50 MCQs, 60 minutes, 40% passing marks. However, the questions may include newer topics and recent regulatory changes.
